Martineau Place, in the heart of Birmingham
Marca Strategy has supported the submission of a planning application to transform Martineau Place in Birmingham city centre, providing consultation and engagement support for a major regeneration project.
The proposals would deliver around 1,300 homes, Grade A offices, new retail opportunities and public spaces, making an important contribution to Birmingham City Council’s Central Heart vision.
The project: reconnecting a key part of Birmingham
Martineau Place presents an opportunity to reconnect an established part of the city centre with the investment and development taking place around it.
Drawing on the area’s historic character, the proposals would see more than half the site become public space, including gardens, squares, planting and places to meet. Improvements to Union Street would create a greener, more welcoming environment.
The plans also include reinstating Martineau Street, opening up new routes and improving walking and cycling connections between the future HS2 station at Curzon Street, New Street Station, Cathedral Square and the Colmore Business District.
Together, these changes would create a neighbourhood that supports activity throughout the day and evening.
Our role: supporting consultation and engagement
Marca’s role has focused on supporting consultation and engagement as the proposals have progressed towards submission.
Regeneration at this scale involves a wide range of interests, from existing occupiers and neighbouring businesses to the wider community and the council. Clear communication and sustained dialogue are essential to helping people understand the proposals, contribute their perspectives and follow the planning process.
The application follows public consultation and extensive dialogue with existing occupiers, local businesses and Birmingham City Council. Our work has supported this process as part of the wider project team, with engagement continuing through planning and beyond.
Working with an experienced team
Martineau Place is being brought forward through a joint venture partnership, supported by Henley Investment Management’s development expertise.
Marca is working alongside EPR as architect, Newmark as planning adviser and Opera as project manager. The team brings decades of experience in Birmingham and across the UK.
The project forms part of the wider Central Heart vision for the area between Cathedral Square and Curzon Street Station, which has the potential to accommodate up to 5,000 homes and 8,000 jobs.
Supporting the next phase
Submission marks an important milestone in a multi-year process, with a decision from Birmingham City Council expected in 2027.
We are proud to be supporting the team on a project that can make a significant contribution to Birmingham’s next phase of growth, bringing new homes, employment opportunities and public spaces into the heart of the city.
